Turkey has a reciprocal agreement for the purchase
of land and properties with many countries including England,
Ireland, Germany, Holland, Norway, Sweden, Denmark, Austria,
Switzerland, Belgium, USA, Canada, Luxembourg, Australia, France,
Greece, Portugal, Poland, Croatia, Israel, Finland, Estonia, Hungary
and some African and South American states.
After signing the reservation contract, photocopies of the
buyer's passport will be handed over to the Land
Registry Office. These, along with copies of the official
papers showing the location of the property (land maps), will be
sent to the Military Head Offices to be checked the the purchased
property is not in military zone, and that it is permitted for a
foreigner to purchase the property.
This can take quite some time, as there are large
numbers of foreigners wishing to buy, and time frames of up to 4
months are not uncommon.
After approval has been received, the necessary
fees and taxes will be paid to the authorised bank and the local tax
office. The official receipts of these taxes and fees will be
declared during the transaction in the Land Registry Office.
Finally the buyer and seller signs the Land Registry Book under the
supervision of an official interpreter.
All properties that we sell have a 'freehold'
title deed, the actual transfer of deeds can be done in a
matter of days following the permission to purchase.
Conveyance is executed in the Land Registry
Office, which is a state department. No other department,
authority or person has the power to transfer deeds into your name.
The new owner of a property receives a 'Tapu' (Turkish Title Deed)
which 'is the official legal document proving ownership of a
property.
No, all that a purchaser needs to do is provide photocopies of
his/her passports and details of their home contact address, then
they can sign Power of Attorney over to either a trusted person
(that they know very well) who is living in Turkey and can act
entirely on your behalf, or the solicitor dealing with the
conveyance. The Taurus Developments solicitor will be happy to
act on behalf of any purchaser.
No, to buy a property you do not have to have a
Resident's visa. This is only required if you want to stay
longer than 3 consecutive months, or wish to have a phone or buy a
car.
Check that there are no outstanding rental
agreements or mortgages, that the seller has the legal right to sell
the property and that they have a 'Tapu' (Title deed) for the
property. Taurus Developments legal department thoroughly
checks these details before any transaction is carried out.
We provide copies of the 'Tapu' along with the
advertisement of any property, and we only deal in clean and clear
properties where there are no irregularities.
Although there are normally extra charges incurred
when purchasing property in Turkey, with all Taurus Development's
own properties, the price as stated is the price charged with no
hidden extras.
We do not arrange inspection trips, however if a
property is purchased through Taurus Developments we will assist
with costs of flight tickets and accommodation (conditions apply).
